EICR electrical inspection in London

Electrical Safety Reports You Can Trust - Across London

An Electrical Installation Condition Report (EICR) is a formal assessment of your property's fixed wiring. It identifies faults, deterioration, and non-compliance with current BS 7671 safety standards - protecting tenants, homeowners, and commercial occupants alike.

At James Electrical Services Ltd we carry out EICRs across London, Twickenham, Richmond, and the M4 corridor. Every inspection is performed by a NICEIC-approved engineer and accompanied by a clear, signed certificate.

Who needs an EICR?

  • Landlords (legal requirement every 5 years or change of tenancy)
  • Homebuyers and sellers (peace of mind, conveyancing, insurance)
  • Commercial property owners and managers
  • Anyone whose wiring hasn't been checked in 10+ years

EICR for Landlords

Since June 2020, all rented properties in England must have a valid EICR carried out at least every 5 years, or with each change of tenancy. We provide the certified report you'll need for letting agents, tenants, and Local Housing Authorities.

EICR for Homeowners, Buyers & Sellers

Buying a property? An EICR gives you confidence that the wiring is safe before completion. Selling? A current certificate can help speed up conveyancing and reassure your buyer.

For owner-occupied homes we recommend a fresh EICR every 5-10 years, or whenever significant electrical work has been carried out. Your insurer may also request it after any incident or claim.

EICR for Commercial Premises

Commercial properties - offices, shops, restaurants, industrial units - typically require an EICR every 5 years, depending on the building's use, occupancy, and risk profile. Many commercial insurers require a current report as a condition of cover.

Working around your business

We work around your trading hours where possible to minimise disruption - including evening, weekend, and out-of-hours availability for retail and hospitality sites.

Compliance you can hand to your insurer

Every report is issued under our NICEIC Approved Contractor and ECA Registered status, signed by a City & Guilds qualified engineer.

EICR - Common Questions

How long does an EICR take?

Most domestic properties take 2-4 hours. Larger or commercial properties can take a full day. We'll give you a clear timing estimate when we quote.

What happens if my property fails?

A failed EICR (C1 or C2 codes) means immediate remedial work is required. We can usually quote and carry out the remedial work in the same visit - no second callout fee.

Do I get a copy of the report?

Yes - every customer receives a signed PDF EICR within 24-48 hours. Your tenant or letting agent can also be copied if needed.

Are you certified?

Every EICR is performed under our NICEIC Approved Contractor and ECA Registered status, by City & Guilds qualified electricians. Reports are accepted by all major UK insurers and Local Housing Authorities.
